Terms & conditions.

By making use of our property introduction or brokerage services, requesting information or a property brochure, attending property viewings, or entering into negotiations with the seller or landlord or their representatives concerning a property offered by Core Immobilien Consulting GmbH, a brokerage agreement is concluded with the prospective purchaser or, in the case of commercial rental agreements, the prospective tenant on the following General Terms and Conditions. You have the right to withdraw from this agreement within fourteen days without giving any reason. The withdrawal period is fourteen days from the date on which the agreement is concluded (see the attached withdrawal instructions)

The brokerage commission is earned as soon as the intended agreement, or an economically equivalent agreement, is concluded through our brokerage services or as a result of our introduction. This also applies if an agreement is concluded with a prospective customer or contracting party introduced by us, even though the contractual negotiations were interrupted in the meantime and the broker is no longer involved in subsequent negotiations or another person continues the negotiations. The brokerage commission is also payable if the broker's activity was only a contributing cause of the signing of the agreement. The brokerage commission is payable immediately following the notarisation of the purchase agreement or the signing of the rental agreement.

The broker is entitled to be present when the purchase, rental or lease agreement is signed and to receive a copy of the respective agreements. In the case of purchase agreements, the broker has the right to have their entitlement to commission included in the notarised agreement by means of a brokerage clause.

If the recipient of a property brochure is already aware of the property introduced by us, they must document this in writing to Core Immobilien Consulting GmbH within 5 working days, stating the source and providing suitable evidence. The date of the postmark determines whether the deadline has been met. If no evidence of prior knowledge is provided within this period, the property is deemed to have been unknown.

Core Immobilien Consulting GmbH reserves the right also to act for the other contracting party in return for remuneration.

All offers in the form of proposals or property brochures are strictly confidential and intended solely for the recipient's own use. The prospective customer is liable to Core Immobilien Consulting GmbH in the amount of the agreed commission if they intentionally or negligently disclose an offer intended for them to third parties and an agreement is concluded as a result.

All information about the property is based on details and information provided by third parties. No liability can therefore be accepted for the accuracy or completeness of this information. The property brochures and other documents sent out constitute only non-binding preliminary information. The liability of Core Immobilien Consulting GmbH is limited exclusively to intentional or grossly negligent conduct.

All personal and property-related data is used exclusively for processing the instruction. The client consents to the disclosure of data to third parties insofar as this is necessary to fulfil the instruction. No other disclosure of the data takes place.

Amendments and additions to agreements concluded with Core Immobilien Consulting GmbH must be made in writing to be effective. Oral ancillary agreements have no effect.

If individual provisions of the agreement are or become ineffective, this does not affect the validity of the agreement or the effectiveness of the remaining provisions. The contracting parties undertake to replace the ineffective provision with a clause that reflects the economic and legal substance of the ineffective provision.
