Property valuation: preparation for the specific location and property.
Define the area and date covered
Where several parcels belong to a house, first identify which enter the valuation. Match buildings, garden and other land to a site plan. Add the purpose, relevant date and existing occupation agreements. Guidance on selling the entire holding does not automatically answer the question of a separate section that has yet to be defined on the ground.
Choose comparisons from the actual property type
A village house, an apartment and land with another use should not be combined through one price per square metre. Describe the defining characteristics of the property first. For apartments, these include building arrangement, access and shared facilities; for a larger holding, they include the evidenced functions of its parts. Proximity to the Feldmark cannot replace those distinctions.
Assess distinctive construction through evidence
Where the property actually has timber framing, a thatched roof or several construction phases, record condition and work history for those components separately. A traditional appearance establishes neither a particular renewal requirement nor an economic advantage. Place invoices and previous investigations alongside unresolved questions. The valuation can then distinguish known condition from a building uncertainty requiring further investigation.
Keep proposed changes outside the existing-use assessment
A barn imagined as a future home, or open ground imagined as building land, would create a different valuation subject. Have the evidenced present use assessed first. Consider proposed changes as a separate question with explicit prerequisites. You can then decide whether further design work would help the sale decision or whether a fundamental existing-property record is needed first.
