What matters in Ochsenwerder
Sell land: preparation for the specific location and property.
Consider land and installations together
Record surfaced routes, greenhouses, irrigation equipment and storage where present. Establish what is included in the sale and whether any facilities belong to others. A detailed site plan communicates more than simply describing land as freely available.
Check access and proposed changes
Explain how every part is reached and supplied. A nearby house does not make the property equivalent to a building plot. Investigate intended projects, subdivision or changes of use with the appropriate specialists and keep them identified as open questions until clarified.
Align handover with existing activity
If land remains in use, record which installations, stored items or activities would still be present at the proposed handover. Agree realistic steps and documentation with those involved. Land cleared for a buyer is a different state from an operational growing site. Discuss scope and timing together before comparing offers purely by their monetary amounts while ignoring the work each one assumes.
Do not silently include equipment in a land figure
Prepare a separate schedule for irrigation, greenhouses and other installations, identifying allocation, condition and intended inclusion. Different buyers may use these facilities very differently. An offer comparison should show whether each amount assumes continued operation, additional preparation or another handover condition. Extensive land and numerous installations do not produce a supportable total price without clarifying these underlying expectations first.
