Sell an apartment building: preparation for the specific location and property.
Define the operating property
For an apartment block, identify the entrances, land and ancillary rooms included in the sale. A site plan should show shared drives, refuse areas and any connected services. Explain who arranges each operating service: your manager or another party. Buyers can then assess how independently they could run the building and where coordination would remain necessary.
Record the position of each apartment
Similar layouts within a larger development can conceal different interiors and tenancy arrangements. Prepare a schedule showing floor area, agreement status, contracted basic rent and evidenced receipts. Explain arrears and one-off catch-up payments separately. Include vacant premises in their present condition; hoped-for future rent should never silently replace the income that the property currently produces.
Show the next cycle of building work
Separate recurring operating services from one-off roofing, facade or heating work. Where neighbouring buildings share equipment, explain how expenditure is allocated. Put available quotations alongside condition findings and identify preliminary estimates. A purchaser can then assess recurring expenditure and foreseeable capital requirements separately before developing an offer for the building and its actual obligations.
Plan inspections and the operational handover
Arrange access that reveals different apartment conditions and essential plant rooms; one recently refurbished flat cannot represent everything. Record inaccessible areas. Compile maintenance contacts, keys, ongoing orders and service information for the handover. The transaction concerns the building actually offered. Adding hypothetical individual apartment prices does not assess its value or practical operation as a single property.
