Property prices: preparation for the specific location and property.
Sort listings by how the spaces function
Similar apartment areas reveal little where layouts and access differ substantially. Record floor, lift access, connecting rooms and allocated ancillary space. For an entire house, add outside areas and responsibility for the whole structure. A similarly located listing may therefore be less informative than a better documented spatial comparison.
Read Alster references as specific features
A location description towards the Außenalster does not explain a price difference by itself. Check whether a comparable has a relevant view, a particular orientation or simply geographical proximity. Separate known and missing information. This avoids counting appealing wording repeatedly when it does not describe another evidenced feature of the property.
Consider price together with acquired commitments
For an apartment, identify known shared works and the fittings included in the stated price. For houses, consider documented component condition; for occupied premises, existing agreements. These explain differences concealed by a price per square metre. Compare offers after establishing the condition and continuing commitments a purchaser would actually acquire.
Turn observed listings into useful questions
A listing initially documents an asking price. When a completed transaction is cited, ask about its date, property scope and the traceable basis of the information. Keep a comparison list showing missing details. Use it to ask which cases fit, which differences matter and what additional evidence would improve the assessment.
