What matters in Schnelsen
Property prices: preparation for the specific location and property.
Sort listings by housing form first
Create separate groups for houses and apartments, then refine them by size, building form and immediate surroundings. An apartment near the Frohmestraße shopping area does not automatically explain house prices in Burgwedel. Record significant missing details beside each listing. A few understandable comparisons are more helpful than a long list that silently mixes different plots, building structures and ownership arrangements.
Understand the advertised amount
Establish whether parking, additional areas or particular fittings are included. A separately priced parking space can change the comparison between apartments with identical living areas. For houses, dividing the price by residential floor area does not explain the contribution of the plot. Record the whole asset and its price components together before turning individual per-square-metre figures into an expectation for your property.
Describe condition differences before applying adjustments
Schnelsen's different construction periods do not justify a uniform deduction for older properties. Identify specific differences such as documented window replacement, another room layout or known work to the shared building. Nor does one contractor's invoice automatically translate into an equal price increase. Ask whether condition, occupation and ancillary rights are known for each comparison. Unresolved points should remain visible as limitations in your schedule.
Move from listings towards evidenced sale information
A listing initially expresses the seller's expectations. Its removal proves neither completion nor the amount paid. Where available, ask for properly contextualised information on completed transactions and why they are comparable. When you receive offers yourself, compare their scope, conditions and timing. A higher figure subject to unresolved prerequisites has different implications for your decision from an offer supported by concrete evidence.
