Property prices: preparation for the specific location and property.
Group comparisons by function
First classify researched properties as storage, heated operational space, office accommodation or another relevant function. Record usable yard space, access and technical provision for each. A common area measurement does not make those functions equivalent. A useful comparison list exposes material differences and excludes offers that do not meaningfully resemble the property.
Understand the denominator
For a quoted price per square metre, ask which area has been used. Otherwise land, hall floor space and office accommodation may inadvertently be mixed together. Included machinery, shelving or operational installations also change the meaning. Record the areas and items included in every comparison before applying a figure to your own asset.
Distinguish listings from evidenced transactions
A published listing expresses a price expectation under particular conditions. Interpreting an achieved sale price requires knowledge of the transaction's scope, condition and timing. Ask advisers to explain these points and identify uncertain information. Marketing duration alone establishes neither the eventual price nor the reasons behind a price change.
Turn differences into specific enquiries
Where an apparently similar property differs substantially, examine vacancy, agreements, required technical adaptations and known ground issues first. Establish what limitations or capabilities are actually documented. Rather than applying an unsupported average, obtain the missing evidence selectively. Price research then becomes a reasoned preparation for discussions about the particular property offered.
