What matters in Finkenwerder
Sell an apartment building: preparation for the specific location and property.
Allocate every occupied area
Connect tenancy agreements to the respective units and supported floor areas. List cellars, parking, garden sections and separately occupied ancillary buildings as additional items. Where the holding has mixed uses, identify areas outside the residential tenancies. Clear allocation prevents different floor areas or income streams from merging unnoticed into an apparently uniform residential building account.
Compare contractual rents with actual payments
Show agreed net rents, receipts and operating cost transactions separately. Add arrears, vacancy and temporary arrangements with their documented status. One-off balancing payments are not permanently higher rent. Proximity to employers replaces neither this review nor evidence for future income; alternative letting models remain separate options requiring investigation.
Disclose shared operational connections
Explain which systems serve multiple apartments or additional buildings. Mark existing meters, shut-offs and maintenance access on the site plan. Separate operating expenditure from one-off repairs and unresolved findings. Buyers can see whether a technical responsibility affects the entire building or only part of it, and which organisational dependencies they would inherit.
Focus review on the whole-building sale
Arrange meaningful access to different apartment types and relevant ancillary areas around current occupation. Record what was inspected and where documents are missing. Explain a whole-building offer through present condition and substantiated operation. Hypothetical subdivision or a change in letting strategy may be investigated, but neither forms part of the income already generated today.
