Property valuation: preparation for the specific location and property.
Define the purpose and asset
A sale decision, an internal asset overview and a proposed conversion raise different questions. Specify purpose, date and ownership scope. Record tenanted and owner-used areas separately so that a hypothetical vacant property does not silently replace the commitments that actually exist today.
Examine comparability within the city centre
Two central addresses can differ substantially in building depth, entrance, floor and use. Select comparisons using those characteristics and verified area definitions. An office-building interest cannot be explained solely by an apartment rate. Weight differences explicitly rather than concealing them within an average.
Consider income alongside building expenditure
For leased areas examine agreements and actual receipts; mixed uses also need an allocation of shared costs. Relate known roof, façade or service works to the valuation date. One-off expenditure and recurring operating costs have different implications and should not become an undifferentiated discount.
Reduce uncertainty with targeted evidence
A missing measurement or unclear basis for use may affect the result more than new fittings. Identify which absent evidence could change the conclusion. Assess the existing asset separately from an additional conversion scenario, with distinct assumptions, so the decision does not treat a future concept as already realised.
