What matters in Steinwerder
Let property: preparation for the specific location and property.
Define the usable scope before advertising
Mark the rented area together with ancillary rooms, outdoor areas and explicitly shared spaces. Add documented use and known limits of the technical specification. For a partial letting, show which rooms are exclusive and where existing operations continue. A floor-area total is of limited help if actual circulation space or access remains unclear to an incoming occupier.
Establish occupier requirements before fitting out
Ask applicants to describe their activity, deliveries and required services. Compare those requirements with available evidence of height, connections and other relevant features where documented. Invest in fitting out only after its purpose and responsibilities are understood. Previous operational use does not establish that the space is universally suitable for another business or activity.
Explain shared operating arrangements
Show how access, cleaning, maintenance and consumption recording are intended to work. For shared installations, provide available billing evidence and outstanding allocation questions before discussing contract terms. Separate property costs from optional operational services. If an outgoing occupier still needs space, the new occupation date requires a realistic sequence and a clear account of initially available areas.
Arrange inspection and handover around actual activities
Coordinate appointments with operational management and select areas that genuinely explain the proposed letting. At handover, record condition, meters, keys and retained fittings. Inventory equipment introduced by the incoming occupier separately. Future alterations require their own discussion; the handover record should capture existing circumstances without making unverified promises about the activities the premises can accommodate.
