Sell an apartment building: preparation for the specific location and property.
Connect units with their parts of the building
List occupied and vacant premises against the floor plans. Add demonstrably allocated basements, ancillary buildings and outside areas. Where building sections date from different periods, include their service connections. Buyers can then see which parts function separately and which rely on equipment also serving other areas within the property being offered for sale.
Explain the current technical operation
Where distinctive heating or other project-specific systems exist, buyers need their present operating position. Collect equipment descriptions, servicing arrangements, maintenance records and known interventions. Distinguish original designs from the systems actually installed. Identifiable service contacts and current records assist review; referring to the innovative idea behind a building does not explain its continuing operational responsibilities.
Examine the timing behind rental figures
For each unit, show contracted rent, actual receipts and any separate arrangements with their relevant periods. Vacancies and mid-year changes should not disappear unnoticed into annualised figures. Add costs retained by the owner. This reveals which receipts have actually occurred and which assumptions a buyer would still need to support in their own calculations.
Allocate condition questions and inspections carefully
Organise available findings concerning roofs, services, moisture or drainage by the building section affected. An island address is no substitute for that evidence. Coordinate necessary access with occupiers and identify rooms not examined. Build the whole-building sale around the actual asset; hypothetical individual apartment prices do not answer questions about its investment requirements.
