What matters in Eppendorf
Property prices: preparation for the specific location and property.
Compare distinctive layouts separately
A duplex, top-floor apartment and extensive sequence of rooms should not be grouped by area alone. Record usable levels, access and the actual connections between rooms. Seek cases with identifiable characteristics. Where information is missing, mark the gap instead of interpreting a similar total as evidence of equal usability or a general Eppendorf price per square metre.
Relate location images to the unit offered
For each comparison, check whether the photographed outlook is available from the advertised rooms and how the unit is reached. Front buildings, rear buildings and side-positioned units can have different sightlines. A street name or photograph of nearby greenery is insufficient. Price observations become more informative when these differences appear beside the amount rather than disappearing inside one location category.
Separate expensive fittings from building obligations
Record high-quality fittings with their age and condition where known. Add evidence concerning the building envelope, shared works and available cost information. Previous design expenditure does not establish an equivalent price premium. Also compare included ancillary areas and occupation. An apparently cheaper listing may involve different maintenance needs or a narrower package than the property you own.
Ask where the guidance comes from
Record listings as asking prices and traceable completions as transaction evidence, each with its date. Ask which cases support a recommendation and how differences have been explained. Keep unconfirmed sale reports visibly unconfirmed. This produces usable guidance without converting a few striking listings into an average, trend line or promise about the price your own property will achieve.
