What matters in Winterhude
Property prices: preparation for the specific location and property.
Choose the property type first
Start with similar use and ownership form. An apartment in an ensemble is not a direct benchmark for an independent house. Record building form, floor and usable outdoor areas before considering any area-based measure. Within the selection, also distinguish owner-occupied and let properties where their handover and contractual arrangements affect the purchase decision differently.
Specify location attributes
Distinguish outlook, actual access and simple proximity to the Alster or Stadtpark. Comparisons should describe these attributes clearly. Identical location language can otherwise conceal very different relationships between a property and nearby open space. Photographs should identify the room from which a view was taken; a general waterside image does not establish a feature of the property.
Examine what amounts include
Record whether figures are requested or evidenced completed sales. Check included parking, fittings and occupation agreements. An amount lacking these details gives less guidance than a clearly defined comparison with substantively similar characteristics. Record revisions to one listing as a history. Otherwise the same property can inadvertently receive extra weight in the comparison each time its asking price changes.
Request a reasoned selection
Compare your documents with selected cases. Ask why each fits and how differences are treated. Where few suitable examples exist, explained uncertainty is more useful than artificial precision created by including numerous unsuitable listings. Ask for the principal difference in each comparison to be explained and note which additional document might still change that assessment.
