Sell commercial property: preparation for the specific location and property.
Define the commercial part as a sale asset
Describe the offered buildings and land on one site plan. Mark used areas excluded from the sale just as clearly. An operational relationship does not automatically constitute a single ownership asset. Distinguish property, movable equipment and any business negotiated separately. Buyers can assess which package would meet their needs and what else remains to be clarified.
Measure older buildings against specific requirements
For an older outbuilding, record ceiling height, doorway dimensions, floors and existing connections for the intended use. Add available condition and repair records. Ask a buyer to describe the operation and have outstanding technical questions assessed professionally. A spacious interior cannot establish arbitrary load capacity or justify promising a different use without investigating its prerequisites first.
Keep shared yard functions visible
Access, manoeuvring areas and services may currently support the entire holding. Draw these connections and compare them with the intended sale boundary. If retaining a home, show its practical requirements too. Before offering components separately, establish what agreements or alterations might be needed for the buyer and remaining owner to organise their respective areas clearly.
Organise equipment and occupation at handover
List current occupiers and agreements before offering vacant availability on a particular date. Agree individually whether machinery, stored items and loose fittings stay. Record which installations should remain operational after clearance and who coordinates necessary work. A realistic handover condition can then be established without assuming that the previous business arrangements transfer automatically with the buildings.
