Sell an apartment building: preparation for the specific location and property.
Build the unit schedule from documented accommodation
Link each unit to a plan, use, area source and contract. An additional guest or living area should not count as another apartment simply because it has a kitchen. Identify unresolved status questions for focused investigation. Show ancillary and outdoor spaces too, so the rent schedule concerns the same assets as the buildings and land being offered.
Connect agreements with actual receipts
Show agreed charges and actual receipts by unit for a defined period. Explain ancillary arrangements, arrears and one-off payments separately. Record an empty unit’s current condition and last evidenced use; future income remains a scenario. This creates an understandable account of existing receipts without assuming that a theoretical fully occupied building already exists and produces that income.
Break down shared services and outdoor tasks
Allocate heating, hot water, pipes, driveway and gardening arrangements to the areas they serve. Keep recurring maintenance separate from substantial one-off works. Existing gardening contracts may explain organisation but should not be presented as automatically transferring. Buyers need to understand available services and which decisions they would have to make for themselves after acquiring the property.
Align whole-building scope and investigation
Describe the building and land actually offered. A hypothetical total from separately sold apartments does not assess the whole asset. Coordinate inspections of different units and shared or outdoor spaces with those affected. Identify inaccessible rooms. A maintained garden or refurbished apartment should not stand in for unknown conditions elsewhere in the building or on the plot.
