Sell commercial property: preparation for the specific location and property.
Compare the rooms with their use records
Read the floor plan, available use documentation and actual layout together. Identify whether a shop, office or another activity is documented. A fitted practice does not automatically establish suitability for every subsequent activity. Ask buyers to explain their requirements before presenting additional rooms or a conversion as a solution appropriate to their business.
Examine access and building connections
Show the entire route from outside to the premises, including steps, doors and shared corridors. Establish which services are independent and which are shared with the rest of the building. For a unit within an owners’ association, include the relevant records. Its own entrance alone establishes neither technical independence nor every opportunity for external signage.
Distinguish fit-out from transferable equipment
Record fixed installations, movable equipment and the allocation of each. A new occupier may need different room connections, sanitary facilities or services. Provide existing evidence without turning the current business operation into a claim of universal suitability. Clearly distinguish the property package from stock, customer relationships and any other elements of a possible business sale.
Include occupation in the sale arrangements
For rented premises, assemble the agreement, payment information and known handover questions. Where you occupy the property, decide which equipment will be removed and how clearance can be arranged. Coordinate technical alterations with affected parties. Buyers need to know both the condition available for inspection and the condition actually intended at a later handover.
