What matters in Steilshoop
Sell property: preparation for the specific location and property.
Clean up the property’s identifying information
Use one consistent designation for the address, entrance and offered unit. Match plans, expenditure records and ancillary spaces to it. Different numbering systems may describe the same asset in larger developments. Resolve contradictions before marketing so price discussions and inspections do not inadvertently concern different apartments, parking spaces or building sections within the site.
Choose timing around unresolved works
List known building matters with their current status. A proposed measure, an adopted resolution and completed work provide different information. Consider which clarification is material before launch and which question can remain openly unresolved. Waiting is not automatically a solution; a specific plan for obtaining missing answers provides a more useful basis for timing.
Build the presentation around actual access
Show the route from the surroundings through the entrance and lift where present to the offered rooms. An exterior photograph of a large block barely explains an individual unit’s position. Add actual views and usable ancillary areas. Describe older southern properties through their own building and land characteristics instead of transferring features from the larger development.
Negotiate from a stable information base
Provide buyers with the same identifiable set of records and document subsequent changes. Offers should identify outstanding investigations and assumed delivery conditions. Compare these with occupation, clearance and retained fittings. An updated schedule supports decisions when new information about the development or individual unit arrives during marketing and needs consideration by interested buyers.
