What matters in Altona-Altstadt
Sell an apartment building: preparation for the specific location and property.
Read each tenancy in its setting
Residential and commercial premises can coexist near the shopping streets. Where this applies to your building, map leases, ancillary areas and entrances to the correct units. Shop rent is not a valid residential rent comparison.
Explain capital works, not a blanket location premium
For post-war buildings, record the roof, pipe systems and facade separately. In older properties, buyers also need a traceable record of alterations. A documented works schedule supports more useful questions than an unqualified claim of modernisation.
Reconcile contractual rent with receipts
Prepare a schedule separating agreed rents from amounts actually received. Investigate differences with accounts and management: an outstanding debt, an offset or a different posting date? Keep residential and commercial sections distinguishable. A buyer can then assess the operating asset without equating contractual totals with cash already available or overlooking arrears hidden within an aggregate figure.
Choose inspections by the information needed
Start with plans and an overview of differing refurbishment standards. Then agree with management which representative units can be inspected and which remain unseen. Inspecting one post-war layout cannot establish the condition of a differently altered floor. Record these limitations and arrange necessary follow-up visits together, with consideration for the residents’ access and privacy requirements.
