Sell an apartment building: preparation for the specific location and property.
Verify the unit count against the property
Compare tenancy agreements and the present layout with available plans. An extra kitchen or later conversion does not by itself establish a separate apartment. Record evidenced use, area and access for each part. Investigate inconsistencies before marketing so a buyer does not infer an unverified number of independent units from a simple list of rooms.
Allocate gardens and ancillary areas in the financial record
Garden areas, garages and storage may be assigned to particular tenants or shared use. Add the relevant agreements and any separate income. Establish who performs continuing maintenance tasks as well. Plot size alone does not explain which areas the next owner could reshape freely or what care arrangements have already been organised around existing use.
Present income and maintenance in separate records
For each unit, show agreed rent, actual payments and known differences. Place a building chronology with completed works and outstanding tasks alongside it. Distinguish regular operation from individual major projects. Healthy rent receipts answer no question about condition; equally, one substantial repair invoice reveals little about the costs that recur regularly at the property.
Base buyer review on the entire asset
Provide records for all units and coordinate necessary inspections with occupiers. Keep differing interior conditions visible even when only some apartments can initially be accessed. Relate offers to the evidenced whole property. A possible later division requires its own conditions; adding prices of unrelated individual apartments is therefore no sufficient basis for today’s building sale.
