Sell an apartment building: preparation for the specific location and property.
Describe evidenced apartments individually
Assign plans, entrances and use records to each apartment. Treat converted rooms according to current evidence. Give storage, greenhouses and other ancillary structures separate entries. A count of occupied spaces is not a reliable apartment count without established uses and boundaries.
Separate contractual provision and income
List agreed sums, receipts and discrepancies per unit. Identify additional yard or ancillary-room use. Distinguish services from occupation payments where combined. Buyers need to understand income attributable to the offered real estate and items resting on another basis.
Allocate maintenance by construction
Record roof, timber, brickwork and equipment work only where performed. Repair of one section does not establish uniform condition throughout. Separate recurring upkeep and major one-off measures. Identify investigation limits so a maintained residential section does not stand in for technical assessment of operational structures.
Plan sale around functional connections
Show shared access and supplies across the holding. Organise inspections by apartments and technical areas. Partial sale requires additional review of those connections. Do not equate the current asset with hypothetical apartment-by-apartment proceeds before examining scope, occupation and separation.
