Sell commercial property: preparation for the specific location and property.
Define premises separately from business assets
Identify the unit actually sold and its allocated ancillary areas. Counters, movable equipment and an existing business’s customer base are not silently included. Record fitted elements and their known owners. Buyers can distinguish the property as operational premises from additional items that may require their own separate negotiation.
Consider customer access separately from deliveries
A convenient footpath to a shop does not settle delivery or maintenance access. Describe actual entrances, door dimensions and allocated standing areas. Buyers should test their operational routines against them. Include special vehicle access or continuing use of frontage only when the basis for that use has been established clearly.
Explain the unit’s place in a shared building
Where premises form part of a residential development, provide boundaries, expense allocation and shared-service records. Establish which systems serve the commercial unit exclusively and which also serve other areas. Additional cooling or different equipment requires its own investigation. Existing operation does not establish that every future technical alteration can be implemented on equivalent terms.
Connect use and transfer with occupation records
Bring together documented use, actual occupation and existing leases. For an occupier change, clarify retained fit-out and requested reinstatement explicitly. Vacant premises also need a record of connections and specification. Plan handover so keys, meter allocation and known outstanding works clearly identify the commercial area rather than being confused with other units.
