What matters in Reitbrook
Let property: preparation for the specific location and property.
Separate the letting from the retained property
Mark rented rooms, outside areas and shared routes on a plan. If a shed or rear plot is retained, check access through the other spaces. Applicants need to understand which areas are for their exclusive use. Describe additional uses for ancillary rooms only after their documented function and conditions have been clarified.
Organise ongoing operation before occupation
Record shared connections, existing meters and actual access to technical installations. Check how running expenses can be allocated to the letting. Describe intended maintenance arrangements for outside areas explicitly. Providing a large garden alone does not establish what work is expected or which facilities the owner intends to continue using personally.
Prepare condition by area of use
Check residential rooms against the specification and functionality promised for the tenancy start. Record ancillary spaces through their own condition rather than implying an identical standard. Address agreed defects and record outstanding matters. Preparation should enable clear, safe use; new decoration does not resolve unanswered questions about services or access.
Connect viewing with a complete handover
Show the actual driveway, boundaries and included ancillary rooms during the viewing. Agree which contents remain and which are removed. At handover provide keys, recorded meter readings and condition records for every rented area. Where the owner retains part of the property, explain their access routes so daily arrangements match what was offered.
