Property prices: preparation for the specific location and property.
Identify comparable property packages first
Choose comparisons by the buildings and land actually included. A home with a large storage building is a different package from similar residential accommodation on a smaller plot. Record living area, ancillary buildings and additional land separately. This reveals whether scope explains a price difference or whether condition and use require further examination.
Specify position within the village line
Compare vehicle access, building arrangement and actual neighbouring uses. Two addresses in the same quarter may face the road differently and have different internal routes. General landscape images do not explain those distinctions. Add specific location information without translating proximity to nature into a standard premium or assuming identical living conditions throughout.
Examine the areas underlying price calculations
When an offer quotes a price per square metre, check the denominator. Living rooms, storage and other ancillary areas should not be combined unnoticed. An apparently low figure may simply use a different area definition. Ask about documented use and building condition so a large total is not mistaken for equally usable residential space.
Turn a few good data points into specific questions
Record whether each comparison represents an asking figure or an evidenced transaction. Ask about source, date and included assets. Incomplete examples may illustrate individual features but should not create false precision. Use the schedule to discuss which differences are understood and which material information can still be obtained to improve the comparison.
