Sell an apartment: preparation for the specific location and property.
Locate the unit within the larger property
Show the route from the property entrance to the apartment and reconcile its rooms with the unit records. A separately accessible part of a building is not automatically a separately saleable asset. Resolve unclear allocations before producing the listing, especially where a former working area is now furnished as additional accommodation.
Show outdoor rights rather than a landscape impression
Garden space beside an apartment might be exclusively allocated, shared or simply used by informal arrangement. Identify the available basis for each terrace, parking space and store. Buyers should see the actual extent during their visit. Views across further farmyard or cultivated areas do not establish a right to use that land themselves.
Break down shared building works
An apartment within a larger rural building may involve substantial questions about the roof, paths and shared services. Organise owners' association minutes, resolutions and financial records around these items. Distinguish regular contributions from reserves and works already discussed. A refurbished apartment says little about the financial and technical preparation of the rest of the property.
Explain how the apartment operates day to day
Check which installations serve multiple parts of the building and how costs for this apartment are determined. Explain access to meters, stores and communal areas. Where work or storage continues next door, describe the observable circumstances factually. Buyers can then assess living in this particular building and ask focused questions about its arrangements.
