What matters in Billstedt
Sell an apartment building: preparation for the specific location and property.
Record the buildings without vague collective labels
List every apartment and other room with access, area and use. If several buildings are offered together, give each its own identifier. Compare the schedule with agreements and plans. A broad term such as residential development must not conceal that only one building or selected parts of a larger physical grouping are included in the transaction.
Explain rental income at unit level
Prepare a schedule showing contracted rent, receipts and advance payments separately. Record vacancies and differing arrangements rather than multiplying all areas by an expected rent. A newly refurbished apartment may differ from the remaining accommodation. Buyers need that allocation to distinguish existing income from their own future letting plans and to understand the actual contracts behind the figures.
Allocate technical works to the affected buildings
Where construction or refurbishment histories differ, every invoice should identify the building and component concerned. Record shared heating and outdoor installations separately. Distinguish recurring operating expenditure from larger one-off works. Renewal in one part does not demonstrate that the entire asset has the same condition or that it can be assessed without further technical investigation elsewhere.
Make the buyer's review manageable
Select apartments with different conditions for viewings and explain which rooms are initially inaccessible. Maintain an open-question list with available records and contacts. The sale concerns the house with its existing tenancies. Potential individual disposals can raise additional questions and should not explain the whole-building sale simply through an addition of expected prices for separate apartments.
