What matters in Hammerbrook
Sell an apartment building: preparation for the specific location and property.
Allocate residential and commercial areas
Create a floor schedule using consistent identifiers across plans, agreements and the tenancy list. Separate apartments, any commercial premises and ancillary areas. Mark known discrepancies from older alterations. A plausible total area is insufficient if the use or rooms covered by individual agreements remain unclear.
Separate agreement from receipt
List contractual amounts, additional agreed components and payment status for each unit. Explain evidenced discrepancies without disclosing unnecessary personal information. Describe vacancy separately. A future letting idea does not belong in existing income totals, even when a former agreement provides some context.
Preserve technical differences
Within a building developed in stages, roofs, services and apartments may have different maintenance histories. Allocate invoices and findings to their actual areas. Show major one-off work beside ongoing expenses rather than obscuring it within them. Buyers can then distinguish completed measures from areas needing further examination.
Set a whole-building review process
Arrange visits around outstanding questions: units, shared routes and technical rooms require different access. Record uninspected areas explicitly. Review offers for scope and conditions. Hypothetical individual apartment proceeds do not explain the current whole asset without additional assumptions about subdivision, occupation and timing.
