What matters in Horn
Sell an apartment building: preparation for the specific location and property.
Match every unit to the existing building
Prepare a schedule of unit number, location, area, fittings and occupancy. Compare it with plans and agreements. Allocate basements, parking and gardens separately. Make altered layouts or subsequently adapted rooms visible so buyers do not assume uniform specifications throughout the building.
Separate agreed rents from receipts
Show contractual rent, service-charge components and actual payments independently. Explain vacancy and known differences using available records. A yearly total becomes meaningful only when buyers can trace its components; expected income from future reletting remains an expressly additional assumption.
Distinguish building works from operating costs
Organise roof, façade, heating and outdoor areas by condition and known projects. Separate recurring maintenance from major one-off work. Where several entrances or sections exist, identify which an invoice concerns, allowing examination without claiming that the whole building has one refurbishment standard.
Organise access and sale scope realistically
Arrange inspections of units and technical areas around existing occupation. Identify spaces assessed only through documents. Offer the whole building as it actually exists. Any later subdivision or alternative use needs its own investigation and must not appear as an already secured proceeds calculation.
