What matters in Altenwerder
Sell an apartment building: preparation for the specific location and property.
Turn a room schedule into an evidenced property record
Record each area's position, documented use, floor area and current occupation. Establish whether it consists of separate apartments or, for example, operational accommodation. Different occupants do not alone turn rooms into independent dwellings. Keep unresolved allocations separate until professional investigation sufficiently explains the specific building that is actually intended for sale and the basis of its description.
Classify payments by their contractual purpose
Assemble agreements for each area and reconcile contracted sums with receipts. Charges for accommodation, services or operational activities should not be labelled indiscriminately as apartment rent. Separate service-charge advances and other components as well. Buyers need to identify which income attaches to which right and use before an income analysis can provide a meaningful account of the property.
Separate property expenditure from business operating costs
Allocate maintenance, services and repairs to the building where records allow a traceable attribution. Invoices shared with a business need explanation rather than arbitrary division. Present one-off works separately. The schedule should explain management of the actual property offered and must not conceal company expenditure or unexamined savings assumed to follow from separating it from the existing operation.
Enable examination of the whole purchase
Provide an index of rooms, shared installations and available reports. Arrange inspections under the actual access conditions and identify unexamined parts. Any potential future conversion into several apartments requires a separate investigation. The sale concerns the evidenced present asset with its agreements and dependencies, not hypothetical apartment proceeds assembled from a conversion whose prerequisites have not been substantiated.
