Property prices: preparation for the specific location and property.
Begin the comparison search with the building
First seek a similar building type and comparable current residential floor area. Distinguish other rooms, ancillary buildings and land components. For repeatedly extended premises, establish which area measurement has been used. A total covering a house and substantial ancillary spaces cannot directly guide a more compact residential property without this breakdown.
Translate location labels into verifiable features
For each offering, record the actual view, position relative to the dike and known site access. River proximity and water views describe different features. Attractive surroundings photographs do not fill gaps in the information. Ask for site plans and property views before explaining an especially high or low price purely through its location label.
Check price differences against condition and handover scope
Compare the scope of documented improvements and remaining work. New fittings in some rooms do not establish the condition of older extensions. Clearance, included belongings and available ancillary spaces can also change the total. Record these distinctions rather than calculating an apparently uniform price per square metre from offerings with materially different contents.
Supplement limited evidence meaningfully
Distinguish listings from traceable completed sales and ask professional advisers about case selection and dates. Where other localities supplement the evidence, explain their differences. A price from another waterside setting is not automatic confirmation. A reasoned pricing position remains reviewable through its assumptions and can become more precise when suitable new evidence is available.
