What matters in Neuland
Property valuation: preparation for the specific location and property.
Choose genuinely comparable evidence
The home, ancillary buildings and undeveloped areas each need a clear description. Core also considers access, building condition and actual exposure to transport routes. A larger land component does not automatically increase value in direct proportion.
Explain uncertainty
Where few genuinely similar transactions exist, the reasoning should reflect that limitation. Unresolved drainage, use or floor-area questions must not be concealed behind a seemingly precise rate per square metre. Owners should understand which additional documents could improve the assessment.
Avoid counting the same area twice
Older schedules for a Neuland holding with a house, outbuilding and meadow may contain several totals. Assign each figure to its parcel or building section and area category. Check whether individual areas are already included in a total. This prevents the same space entering the assessment twice or additional outdoor land being treated inadvertently as residential floor area.
Separate personal usefulness from a successor’s needs
An outbuilding may be highly useful to its current owner without serving every successor equally. Describe documented condition, access and existing connections in the assessment records rather than personal usefulness alone. Identify proposed changes separately. This allows comparison of actual features and distinguishes assumptions arising only from a particular future use.
