What matters in Neuland
Sell commercial property: preparation for the specific location and property.
Separate the property from the business
Record the land, buildings and installations assigned to them independently of the existing business. List movable machinery, stock and other operational equipment separately. Decide expressly whether any homes or private outdoor areas within the holding are included. Buyers can then distinguish the real estate from equipment arrangements or a potential business acquisition.
Check use against the existing property
Compare use records with the current layout and activities actually carried out. Treat a buyer's proposed storage, production or customer traffic as a separate review question. Describe evidenced areas and uncertainties precisely. Previous use of an outbuilding does not support an assurance that every new business activity can continue there without changes.
Record technical suitability on site
Access, door openings, storage entrances and existing connections may be critical to a particular operation. Document available dimensions and technical records, marking unknown capacities. Include drainage and the condition of operational outdoor areas. Buyers should be able to compare their requirements with that evidence before you fund alterations tailored to only one proposed use.
Plan occupier arrangements and clearance together
Compile existing leases or occupation agreements with the relevant areas, term information and available amendments. For owner occupation, plan relocation of machinery, remaining stock and keys realistically. Specify which installations remain and the documented handover condition. A viewing during operation and the eventual cleared handover must concern the same clearly defined property.
