Sell an apartment building: preparation for the specific location and property.
Locate each tenancy within the property
Link each agreement to a floor plan, supported area figure and the ancillary spaces actually provided. Show separately whether garden sections, stores or parking spaces are included. Record discrepancies between contracts, schedules and current practice for clarification. This describes the building as an operating asset without assigning all outdoor space indiscriminately to every dwelling.
Distinguish income from cash received
List agreed rent, amounts actually received, operating cost advances and any arrears separately. Do not present one-off refunds or balancing payments as recurring income. Document the condition of vacant units and why they are unused. The sale decision depends on income supported by the current property and on distinguishing it from future improvements.
Treat grounds as part of property management
Where grounds are extensive, the cost overview should identify regular maintenance and care of existing drainage installations. Allocate expenses to the relevant assets and distinguish operation from one-off repairs. Describe tasks and scope where the owner has done the work personally. Buyers can then assess how they would organise these responsibilities themselves.
Coordinate review and sale of the whole holding
Arrange access so buyers can assess different apartment conditions and communal installations. One sample dwelling does not establish the condition of every unit. Set out information access and outstanding evidence. Justify the asking price for the actual whole-building sale; adding hypothetical individual sale prices does not explain the current property's operating position.
