Property prices: preparation for the specific location and property.
Break location labels into verifiable features
For each comparison, record floor, window orientation, actual outlook and access. Courtyard-facing may describe a narrow gap or an outside area with a different use. Mark missing details explicitly. Without them, an apparent price gap cannot reliably be attributed to a street’s reputation or proximity to Schulterblatt instead of the property’s own circumstances.
Read room counts together with floor areas
Check whether listings treat through-rooms, converted areas and ancillary space consistently. Spacious-looking photographs cannot replace an understandable floor plan. Compare evidenced areas and room connections rather than simply the highest room count advertised. This reveals whether two properties provide similar practical uses or merely arrange the same total area in substantially different ways.
Check what refurbishment descriptions actually cover
Ask whether a refurbishment claim concerns interior fittings, particular components or the entire building. For apartments, add known shared works. A price comparison needs to establish which tasks are demonstrably complete and which could remain for a buyer. Describe these differences rather than treating every listing with fresh finishes as technically equivalent to the others.
Record the status of each price source
Distinguish observed listings from completed sales supported by understandable evidence. For local guidance, ask about period, specific property group and included components. Listing duration or a revised asking price establishes no eventual purchase amount. Use the information to build an explained comparison and identify the few missing details about your own property that should be supplied.
