What matters in Sternschanze
Sell a house: preparation for the specific location and property.
Explain the house through its internal connections
Show floors, stairs and connections to the basement or courtyard on an updated plan. Identify through-rooms and separate entrances explicitly. Where residential and commercial rooms meet, assign their documented uses. This distinguishes the existing layout from any proposed combination or separation that would require its own investigation and alterations before being represented as available.
Treat period features and building tasks separately
Record retained doors, floorboards and other visible details alongside technical information about the roof, services and heating. Dated invoices explain previous work more precisely than a broad refurbishment claim. Where condition is unknown, commission a focused inspection of the relevant component. New finishes should not obscure questions still unresolved about the building’s actual operation.
Trace connections to the street and courtyard
Document entrances, shared passages and use of adjacent areas. These routes can matter for maintenance and moving as well as everyday access. A rear building is not automatically independent or quiet because of its position. Show the actual relationship between windows, delivery routes and sitting areas where those features are relevant to the house.
Prepare clearance and handover area by area
Identify which parts are vacant, owner-used or occupied by others. Add fittings and stored items whose eventual removal or inclusion needs discussion. Where there are several entrance doors, prepare a clear key schedule. Relate offers to this handover scope; a wish for immediate use of everything cannot silently replace existing occupation or clearance still outstanding.
