What matters in St. Pauli
Sell a house: preparation for the specific location and property.
Record the entire house
Show storeys, extensions and ancillary rooms on a current plan. Identify differing uses and establish whether every offered area belongs to the same ownership scope. Where neighbouring buildings adjoin, record shared elements and access separately so that an independent façade is not mistaken for complete operational independence.
Make alterations traceable
An altered interior may function well while older plans show a different arrangement. Gather the available works records and investigate material discrepancies. Decide which information needs correction before marketing; extra rooms or living area should not be asserted merely because of the current furniture arrangement.
Separate layers of condition
Examine the roof, envelope and services independently from decorative work. Where commercial rooms exist, record their equipment and connections to the residential part. This supports targeted repair or investigation decisions instead of concealing very different conditions beneath a broad claim that the house has been modernised.
Organise courtyard use and removal
Establish which outdoor areas are exclusively usable and where passageways or other activities exist. Plan clearance, access and handover accordingly. Restricted deliveries or shared approaches should be explained early, allowing purchasers to understand how the acquired rooms are reached and which possessions will be removed before transfer.
