What matters in St. Pauli
Sell land: preparation for the specific location and property.
Read boundaries alongside function
Mark the sale boundary and current uses on the site plan. Check whether courtyard areas provide access, servicing or other building functions. Before a partial disposal, establish how retained buildings would operate; calculating the remaining area does not answer whether those functions would remain workable.
Account for current users
Record occupation agreements affecting buildings and outdoor areas. Keep planned clearance separate from present circumstances. Decide whether to sell with existing occupation or identify the established prerequisites for later handover before offering firm dates. A purchaser needs the actual position rather than an assumed sequence of departures.
Investigate services and building connections
In close-built surroundings, supplies, access routes and interfaces with neighbouring structures need to be understandable. Use existing plans and appropriate technical review for unresolved questions. Proposed removal or alteration cannot be assessed from boundaries alone where real service or structural connections extend beyond that simple representation.
Commission development work selectively
Identify the decisive planning question first: additional building, replacement of existing structures or a different use. Establish the address-specific examination needed. A limited preliminary review may be more useful than a complete design while fundamental conditions affecting the proposed sale remain unresolved or insufficiently documented.
