What matters in St. Pauli
Sell commercial property: preparation for the specific location and property.
Separate premises from the operation
Define the property including allocated ancillary space. Record equipment and furnishings separately with their ownership. A business name, customer base and stock are not automatically included. This distinction allows inspections without inadvertently presenting a premises purchase as acquisition of the entire operating company and its assets.
Evidence existing use
Compare available use records with the current fit-out and occupation agreement. Describe the supported position. A purchaser proposing a different operation should investigate its requirements separately; former restaurant occupation, for example, does not establish that every later concept can proceed unchanged technically or operationally within those rooms.
Explain systems in the mixed building
Record ventilation routes, supplies, access and relevant agreements affecting the unit. Establish servicing responsibility and known outstanding work. Use the purchaser's requirements to identify necessary specialist review before promising alterations or presenting communal space as freely available for an individual operator's own use.
Coordinate agreements and interruption
For rented premises, provide contractual information and receipts clearly. For an owner-operated business, establish clearance, retained fit-out and a functional inspection date. Viewings should account for ongoing trading. Handover includes agreed keys and technical records; personal business information is not an ordinary component of the property package.
