What matters in St. Pauli
Sell property: preparation for the specific location and property.
Explain the asset before its story
Identify the apartment, house, commercial unit or ownership share and check associated ancillary areas. The neighbourhood image cannot define ownership. Establish which fittings and rights are included so purchasers do not discover after viewing that courtyard space, storage or parking is only available on a limited basis.
Plan inspections around information needs
A visit reveals conditions at one particular time. Questions about neighbouring uses may require factual room-orientation information and another inspection at a different time. Decide which additional observations answer actual buyer questions without promising quiet or disturbance levels that apply throughout every day and night.
Focus preparation on material questions
Organise known building matters into confirmed findings, ongoing action and unresolved causes. Decide which investigation would help before selling. Fresh decoration can improve presentation but cannot resolve questions about shared ventilation, windows or access arrangements within a building accommodating several different uses.
Connect offer conditions with handover
Compare offers including finance, timing and purchaser requirements. Existing occupation agreements remain the starting point for rented property. Agree delivery of keys, records and retained fittings; a purchaser's aspirations for future use should not quietly become promises about the property being sold.
