Property prices: preparation for the specific location and property.
Build a relevant comparison set
Start with the same property type and similar building organisation. For apartments, floor level, orientation and usable outdoor space may be decisive; commercial premises require attention to use and technical suitability. Record differences explicitly. A nearby property can be less comparable than a more distant case with genuinely similar characteristics and ownership arrangements.
Separate offers from transactions
Listings record a seller's request and the scope described at that time. They do not prove an achieved sale price. Ask whether a price assessment relies on asking figures or documented completed transactions and which characteristics are known. Missing information should remain visible as a limitation rather than silently support an apparently precise benchmark.
Unpack bundled offers
Check whether the advertised amount includes parking, fittings or other components. For buildings with elaborate communal amenities, recurring payments and known one-off projects also inform comparison. These items should not be deducted arbitrarily from price; they explain why purchasers may assess similarly sized properties differently and why additional questions could affect their willingness to proceed.
Turn observations into a reasoned asking strategy
Gather a small number of well-documented cases and identify differences affecting your own property. Request an explained price orientation and the principal uncertainty, such as an unresolved technical finding. This creates a reviewable approach that can change with new evidence without presenting a collection of advertisements as a supposed transaction series.
