What matters in HafenCity
Sell an apartment: preparation for the specific location and property.
Document views and outdoor space
Take photographs at normal eye level and identify which rooms actually face the water. Explain balcony orientation, shelter and privacy. Describe development opposite the apartment only according to its verified planning status.
Make the technology understandable
Provide clear information about ventilation, shading, heating and lifts, supported by maintenance records, accounts and owners’ association decisions. Explain the legal allocation and costs of any separately assigned parking space.
Organise known defects by progress
If issues with the apartment or shared systems are known, distinguish reporting, technical investigation and actual remedial action. Collect correspondence and ask management for the current position. The original new-build brochure does not answer these questions. Buyers need to understand what has been established for this property and which examination or work remains outstanding, without promised outcomes that have not been demonstrated.
Separate extras from the apartment itself
Parking, high-specification fittings and separately arranged services may appear together in one offer. List which components have their own documentation and associated costs or contracts. Resolve open transfer questions with the relevant contacts. This supports meaningful explanation and comparison of the price while preventing an attractive package description from hiding its actual scope or recurring commitments.
