What matters in HafenCity
Sell property: preparation for the specific location and property.
Define the offer
Assemble the ownership unit, ancillary spaces and any separately recorded parking from the documents. A communal room is not automatically available exclusively to the purchaser. Decide which components should be sold together and which require separate arrangements before publication. This prevents conflicting areas and promises across the listing, viewing and contract preparation.
Time the sale around unresolved matters
Outstanding repairs or unexplained accounts can complicate assessment in buildings with extensive equipment. Prepare a brief progress schedule and identify the next information expected. Consider whether resolving these matters before marketing is useful or whether an earlier launch with clearly described uncertainties better suits your own moving timetable and sale objectives.
Compare deliverable offers
A high proposed price does not establish whether financing, handover dates and equipment expectations align. Ask about those conditions and outstanding document requirements. For occupied residential or commercial space, the offer must reflect the actual occupation arrangements; a buyer's preference for vacancy does not establish that vacant handover can be promised.
Prepare an operational handover
Ask management and relevant service providers which access permissions, manuals and property information will be needed. Record outstanding work and meter readings separately from personal belongings. Coordinate the date with access to the garage and ancillary rooms, allowing the buyer to understand and use the full scope actually transferred.
