Sell a house: preparation for the specific location and property.
Distinguish house character from ownership
Compare ownership records, plans and the rooms actually used. A private entrance or several residential levels does not establish independent building organisation. Record whether the roof, façade, access and services belong exclusively to the property or are shared. This determines which future decisions a buyer could make independently and which require coordination.
Show the everyday layout
For multilevel accommodation, stairs, storage and connections between entrance, living rooms and outdoor space matter more than one aggregate area. Update plans to reflect alterations and examine their documented status. Viewings should follow the real routes, including any shared access to parking, building equipment or ancillary accommodation within the larger property.
Explain condition through responsibility
Allocate inspections and servicing records to individual components. Well-maintained interiors do not answer questions about the envelope or supply systems. Decide which repairs within your control are useful before sale and which shared matters can only be described through their known progress. Avoid promises concerning work beyond your actual ability to arrange it.
Coordinate moving with building operation
Decide which fittings remain and how access devices, manuals and outdoor areas will be handed over. Where removals or deliveries affect communal spaces, discuss arrangements with management early. A clear sequence supports a realistic completion date, particularly when the purchaser expects to occupy the property immediately after the agreed handover.
