Sell an apartment building: preparation for the specific location and property.
Describe the complete asset
List apartments, commercial premises, parking and communal areas. Check ownership records to establish whether the offer covers the whole building or a portfolio of individual units. That distinction affects control, financial records and due diligence. Adding hypothetical apartment sale prices does not provide an assessment of the whole asset actually available for purchase.
Trace income to individual units
Match each occupied area with its agreement, contractual payment, actual receipts and known additional arrangements. Show parking and extra services distinctly. For vacant space, condition and previous use matter more than untested assumed rent. Buyers can then identify evidenced recurring income and assumptions that would require a new agreement before becoming actual receipts.
Make technical responsibility visible
Assemble servicing arrangements and known work concerning lifts, parking and supply systems where present. Distinguish regular operation, planned replacement and unresolved defects. A technically elaborate building needs clear allocation rather than a blanket cost assumption: identify which areas each system serves, who maintains it and what information still needs to be obtained.
Coordinate review with occupation
Stage document review and inspections to avoid unnecessary disruption for existing occupiers. Complete accommodation schedules and representative rooms may support initial examination, with different conditions clearly identified. The eventual handover should include tenancy information, service contacts and access systems, allowing ongoing building operation to remain coordinated with the ownership transition.
