What matters in HafenCity
Property valuation: preparation for the specific location and property.
Choose comparables before averages
Separate new-build offers from resale apartments and distinguish asking prices from documented transactions. A penthouse is not a direct benchmark for a courtyard-facing apartment. Treat parking and special equipment consistently across the comparison.
Consider quality alongside expenditure
Record construction details, present condition, known defects and approved works. Elaborate façades or shared technology should not receive an automatic premium or deduction. Their performance and documented costs need individual assessment.
Normalise comparisons for included components
Check whether each quoted comparison includes parking, furniture or other separate items. Record uncertainty where information is missing rather than reuse an unreliable area-based figure. A similar water view does not make two package offers numerically equivalent. A clear comparison identifies attributes genuinely being compared and differences needing separate consideration when interpreting what those figures can tell you.
Treat unresolved technical matters as defined uncertainty
A reported defect is not automatically a quantified deduction. Assemble the finding, existing investigation and known progress. Discuss whether additional technical information could materially improve the assessment. Until then, state the assumption used. Neither the attractive view should conceal an unresolved issue nor an unanswered question be prematurely treated as a confirmed substantial defect in the property.
